Provincial Standard Specification and Inclusions List
Fixed Price Contract using QLD Master Builders Residential Building Contract
- Plan and drawings for submission into council and construction
- All necessary council Building application fees and Inspection fees
- Building and Construction Q-Leave Notification and Payment
- Building Service Authority Building Insurance with structural Guarantee
- 6 Months Maintenance periods after handover of house/Practical Completion
- Contour and Detail Survey of land including land searches
- Wind speed classification loading/rating allowance - N2
- Levelling of land to provide pad for building design and Construction as per plans. Cut and fill over full site allowance of 800mm using equal cut and fill methods excess soil to be left and spread over site
- Footing and Slab to suite block type with Soil Test and Engineer design report for a maximum of “M” class site allowance in this contract

NB: If Engineer report comes back at a greater site classification such as a “H”, “E” or “P” and or peering is required or rock is found and present at the time of any excavation, extra charges will apply according to the amount of works required for us to achieve slab stage and continue with house building. Extra cost will be charged out to client as per what we are invoiced to complete the necessary unforseen works plus 10% admin.

- All necessary termite barriers to comply with the current standards- Home Guard and or Granite Guard to be used by Provincial Building
- Connection of the water main supply to house for up to 6 Metre set back to house
- All plumbing works as per house plans to achieve final certificate with local authority including all tapware, See attached “B” for tapware and inclusions
- Connection of the Local Authority Mains Sewer Service for this block type for- up to 6 Metre set back to house
- All electrical works completed including underground single phase mains power to house - up to 6 metre set back to house - See attached plan “A” for electrical Inclusions
- Bring Telstra line from house to boundary - up to 6 metres set back to house- includes 2 point inside house as per owner’s desired locations
- Colorbond Quad Gutter Fascia and 90mm PVC Painted Downpipes as per plans
- Pine timber wall framing and truss roof frame system engineer design as per plans
- Sisilation paper and/or insulation to roof and walls to achieve an energy rating to pass the new Queensland Governments Building Code for Energy Efficiency - 5 Star Rating
- Powdercoat Aluminium sliding windows and doors with key locks sizes as per plans (Obscure Glass to WC and Bathrooms)
- Concrete Roof Tiles to main roof area as per plan up to 25 degree roof pitch - Inc Heavy Duty Sarking and Anti-Ponding Board or as an upgrade - Colour Bond Custom Orb Roof Sheeting to main roof area as per plan – Includes 55mm Anticon for up to 25 degree roof pitch or Skillion Roof (Note: upgrade to Colorbond cost $1650.00)
- All brickwork to exterior brick walls achieving vertical bag and paint over with premium paint or Selection of Face Brick from Boral Builders Range with natural mortar and racked finish
- If cladding to walls on exterior as per plans - to be FC horizontal board as shown on profile as selected by owners
- Hardiflex lining to all eves and entry porch areas
- 10mm gyprock linings to all internal walls and ceilings with 90mm Cornice throughout. Villa board to wet areas
- Timber framing works to all architraves and skirting with flush panel doors as per plan. Timber framing for doors and Window openings to be 42 x 11 profiles. All Skirting to be 68x11 square profiles (styles as per owner’s choice)
- Door handles for interior doors to be Lockwood Hakiaer handles with privacy locks to main bedroom, toilet and bathroom
- Door handles-Entrance door to be Lockwood Nexion Dead latch Series Tri Lock
- Front door to be selection from Hume Builders Door range- comes with glass insert. Other exterior doors to be flush panel with third glass panel with Lockwood Entrance Knob keyed alike to front door
- Omega Stainless Steel Oven, Cook top Slide-out Ranghood and Dishwasher Package -PC allowed $2 000.00
- Installation of Cabinetmaker designed full lamminex kitchen as per plans, Selections from Bayside Cabinets, Steel Street, Capalaba allowance of 2 colour selections only with one set of draw banks only -pot draws and tambour cub will incur extra charge PC allowance is $4 000.00 for these house designs- colour as per owners Selections
- Carpet as per Selection – Carpet Call-Underwood Builders Selection Range - See Attached plan “C” for location
- Ceramic Tiling to main floor areas and wet areas –shower and bath walls, splashback for vanity, and skirting tiles only in wet areas- See Attached plan “C” for locations on floor tiles – Builders Selections Range
- Shower screens to showers - Semi Framed series (Chrome trims or White as standard Colour) to sit on a tiled hob - as per display home
- Robe doors as shown on plans to be supplied - Aluminium framed with Vinyl Panels. Mirrored on one panel if desired - as per display home
- Robe shelves to bedrooms and Broom cupboards to have a single main shelf with 18mm chipboard at 1750 high with hanging rail. Linen cub and Pantry to have 4 shelves 18mm chipboard as per plans
- Painting of a 3 coat system to interior works and 2 coats to exterior works including Bagged Brickwork (if selected) using only Premium Paints
- Remote Controlled Colorbond Panel lift door for garage
- Driveway and Entry Porch to be Exposed Aggregate as selected by owner from Builders Range Pergola and or Alfresco to be broomed finish concrete
- 1800mm High CCA Treated Pine Fence with Hardwood Posts to Boundary rear and both sides with gate to side as per Covenant and or Local Authority Regulations including
- Grass/pebbles and or mulch supplied to areas to property where not covered by house or concrete
- Brick letter box supplied to front of property as per on site plan
- Wall mounted clothes line to be installed as per owner’s desired location
- Supply Diamond Grill Screens with fly mesh to all glass window openings throughout house excluding hinged door
- Complete Colourbond Span line pergola as per plans colours as per owner, if patio/pergola not already included under main roof
- Install TV antenna to roof
